Residence Inn variance denied by Twinsburg zoning board

TWINSBURG -- The Board of Building and Zoning Appeals rejected a variance 5-0 Jan. 25 that would have allowed for a 5-story Residence Inn by Marriott off the Wilcox Drive cul-de-sac, zoned C-3 interchange business district.

"There were several reasons we unanimously voted it down," said Ed Kancler, chair of the BZA. "The main reason is the applicant could not show that it could not make a reasonable economic return without the variance."

The city also has a 35-foot height limit on buildings unless an additional setback is provided via conditional use. The land is not wide enough for such a setback, Planning and Development Director Larry Finch has said.

Daniel Sirk, owner and architect with SA Group LLC in Cleveland, the firm hired as architect for the Residence Inn project, declined to comment.

Representatives from Residence Inn/Marriott did not return calls for comment.

An appeal to City Council remains an option for the applicant, Kancler said.

City planners in 2016 approved preliminary plans for the 89-room, 68,400-square-foot hotel on Wilcox Drive, to be constructed where the building that housed the old Damon's Grill and Sports Bar still sits. However, plans were put on hold due to the variance request.

The Hilton Garden Inn of Cleveland/Twinsburg, a 4-story hotel and banquet facility, sits just to the north of the Residence Inn site.
